Where is Wilder located?

We like to say it’s a little south of the Newport bridge and miles past your expectations. It’s the community around the community college, located in Newport’s South Beach just a 1/2 mile from South Beach State Park and less than a mile from the Oregon Coast Aquarium and the Hatfield Marine Science Center.

What types of homes are available?

Generally, Wilder offers Cottage, Family and Custom homes. Each of Wilder’s builders will show you 5-10 plans as inspiration, though more options are available. Each of the builders offers special, custom home options.

Can I build a custom home?

Absolutely. Each of our builders can provide unique, custom home options to suit your needs. Subject to architectural review, planning and a building time frame will be established upon contract.

Can I buy a lot?

Yes. You have the option of purchasing the lot for a custom home or purchasing a portfolio or custom plan and a lot from a builder. Please call for further details.

What are the construction standards?

The Wilder design guidelines focus on building methods and materials that are considered sustainable construction practices. Additional emphasis is placed on pleasing expressions of “coastal” exteriors. Interiors are designed to bring in light and to create open vistas that allow owners to live large in “not-so-big” spaces. Builders are committed to using best practices for both “green” and coastal climate construction.

Are utilities set up?

Yes. Our master developer has installed power, water, sanitary sewer, cable, internet, phone and paved the roads.

Can Accessory Dwelling Units (ADUs) be added?

Yes. Buyers may choose a home with an ADU – a second small dwelling on the lot. ADUs can offer options for intergenerational living, making additional income, use as guest house and more.

What is the environment like around Wilder?

The neighborhood sits on the edge of a rich sustainable forest, walking trails, a forested disc golf course, a dog park and a play park. Just beyond Wilder you find places to shop, eat, enjoy the beach and see world a world renowned aquarium.

Is there beach access?

Wilder sits above and outside the tsunami zone, but is still in hiking distance or a short drive away from the nearest beach at South Beach State Park. Our other development, Cabot Run, offers a path to beach access.

Are any ocean view properties available?

Some homes in Wilder – and some of the open spaces – do catch ocean views, but the main views are of the forest. Our other development, Cabot Run, offers ocean views.

Area Attractions?

Within or bordering Wilder’s own community sits Mike Miller Park, Wilder Disc Golf Course, Wilder Dog Park and Wilder Twin Park with its playground and walking trail. Just beyond Wilder is South Beach State park, amazing eateries, shopping, Oregon Coast Aquarium, Hatfield Marine Science Center, Rogue Brewery and more.

What other amenities does the neighborhood have?

Wilder is more about walks in the woods, bicycling, lifelong learning at Oregon Coast Community College and gathering with neighbors than club-type amenities. A coffee shop is coming soon and more community amenities are currently underway within Wilder.

Are garages included?

Even though Wilder is known as a walkable community, garages or surface parking spots are included with the homes. Many of the garages are alley-loaded so that the fronts of homes stay pedestrian friendly. Some garages also come with overhead storage.

What is High-Performance Building?

Builders in Wilder are encouraged to use building materials that are recycled, recyclable or made from renewable resources whenever possible. High-efficiency homes — or, as we call them, high-performance homes — use less energy to heat and cool; alternative sources such as solar are on our radar. We capture the abundant rainfall and put it to good use in the landscaping – while using native plants that require less to drink. Bike paths connect the entire neighborhood, meaning fewer cars, less pavement, and a smaller footprint on the land.

What sustainable certifications are available at Wilder?

Third-party certifications, such as Earth Advantage or LEED, can be built into your construction package. Talk to your builder about options available. Sustainable building practices, techniques and technologies enable the builder to conserve vegetation, materials and energy, while the home or building itself allows occupants to conserve and use resources wisely to save money and the environment. Green-built homes also have cleaner air, a benefit for people with allergies and other health concerns.

What is the pricing for Wilder homes?

Prices will vary based on lot and home sizes, finish levels and customization. Check our listings. Most homes at least 3 bedroom/2 baths, ranging in size from 900 to 2300 sq. ft., although we offer many configurations.

Will Wilder have a Homeowners Association?

Wilder does have an Homeowners Association. Because there are no common areas in Wilder (except mailboxes and the future monument signs), the HOA fees are very low, just enough to cover administrative expenses – $5/month in 2015. Parks, rain gardens, the bioswale, streets and sidewalks all belong to the City of Newport. Some areas within Wilder have their own limited common area, such as the Ellis Street cottages. These areas will have additional fees that cover landscaping, insurance and maintenance of common areas and administration.

Does anyone live full time at Wilder?

Yes. Most houses are occupied full-time.

What is the total number of homes in the community?

Phase One includes 40 lots. Details for the next phases are still being finalized.

What is your building schedule?

Phase One is 80% built. Completion of the first phase is expected in 2015. Construction on the next phases is scheduled for Summer 2015. Check here for Available Properties.

Estate-sized, ocean view homes?

On the southern end of Newport just off Highway 101 is Cabot Run, a new neighborhood of 13 lots in a coastal forest setting with views of the Pacific Ocean and Lost Creek. These private estate size parcels — all 2-3 acres — are close to the airport, beach access, and Newport’s many other coastal amenities.
